Airline transportation:

You must arrange your transportation to and from Thailand and then inform us when you arrive / travel. For information on airline expenses etc. See our links pages.

We accept no responsibility for any problems that may arise from such, delays or cancellations by the carrier or agent thereof.

Booking conditions:
You must have paid a deposit of 25% of the total rent before your booking is guaranteed. Confirmation of booking and a receipt showing how much is received and how much is left to pay will be sent to you by e-mail, when payment of deposit is recorded.

Payment of the balance (the remaining 75% + a security deposit of 250 Euro payable within 4 weeks before arrival date. If the balance of any reason not paid on time, we reserve the right to cancel your booking of the holiday home.

For leases entered into on a date later than 4 weeks before the scheduled arrival date, the rent is due and payable in full immediately.

Special needs and wants:
Please inform us of any special needs or wishes at the time of booking of the holiday home. We will do everything we can to accommodate your wishes, but obviously cannot guarantee that it is always possible.

Deposit of security and power consumption:
A security deposit of 250 Euro refundable on condition that there are no defects or damage to the holiday home and its furnishings on departure. Electricity and water paid and deducted from this deposit.

Our local representative will inform us of any missing or damage after your stay and if possible to demonstrate such through digital photos. In the event that we discover defect or damage, we will prove these to you as a tenant, and if necessary, to deduct the related expenses before your security deposit is refunded.

Moreover, any damages, losses, expenses etc. always will be replaced or compensated prior to departure from the holiday home. Please contact us in case of problems.

In contract, we request the necessary information so we can refund your security deposit (minus electricity and water consumption) to you after your stay.

Our prices are based on current, known costs and expenses of the Euro, as shown by our website.
Once entered into a contract for the rental of vacation home, rental will be fixed at the contracted amount and the specified currency.

Electronic payment:
The rental amount shown in the contract must also be the amount arriving on our bank account.

If you cancel before the time when the full contract price payable (i.e. within 4 weeks before the scheduled arrival date) we will try to rent the house to the other side.

If we manage to rent the house to the other side, we will refund the deposit amount minus an administration fee of 25 Euro.

If we fail to let the holiday home to second tenant, you will not be refunded the deposit amount. It is recommended that you check whether your travel insurance covers such losses.

If a cancellation occurs after the full rental amount payable (i.e. later than 4 weeks before the scheduled arrival date) you are required to pay all the agreed rent, if we can not rent the house to other side. (This applies regardless of whether the amount has not yet been paid).

Also in this case it is possible that your travel insurance covers such costs, which we therefore recommend that you examine. If we manage to rent the house to the other side, we will of course reimburse the sum paid, however, minus an administration fee of 25 Euro.

The holiday home:
Black Mountain / SeaRidge dwellings may only be occupied by persons who are listed on the contract and must not be rehired under any circumstances.

The maximum number of persons who must stay overnight in our house may not exceed the agreed persons.

Pets are not allowed.

Hire Period:
The rental period begins at 2.00 pm on the arrival day and ending at 10.00 am) on the day of departure.

It is not allowed to smoke inside the holiday home. (Outside possible)

General obligations of tenant:
The responsible signing the lease, must be aged 21 years and be able to take responsibility for living up to contract obligations throughout the travel company's behalf with respect to payment and all other agreements. This includes acceptance of these lease terms.

As a guest you commit oneself to leave the holiday home in the same condition as you may found it on arrival. With the exception of wear and tear of ordinary use, any damage reported immediately and be replaced by the tenant.

Inappropriate behavior:
We reserve the right to cancel or interrupt your stay in our holiday home, where one or more members of the travel company engages in conduct that annoy, harm or danger to others. In cases where we judge that a behavior is unacceptable, we reserve the right to cancel or interrupt your stay in the holiday home at any time. We accept no responsibility in this regard and will not grant any form of cost recovery due to cancellation or interruption of this memorandum. Nor will we in such cases grant any form of compensation.
The tenant is obliged to treat the holiday home, with everything belonging, carefully and correctly, since he is liable for all damages which he or accompanying persons may cause.

Tenants are themselves responsible for personal injuries- and property damage during the tenancy.

The tenant is responsible for his or accompanying persons are not a nuisance to neighbors in their homes or other surroundings. If the tenant or accompanying persons grossly, negligently or intentionally caused acts, we reserve the right, without notice and with immediate effect to terminate lease agreement.

We will not in this case be obliged to reimburse all or part of the rental amount.

Access to property:
As owners of the property, we or our local representatives are given access to the premises at any reasonable time during the rental period. It is certainly not a common occurrence, but it may be necessary, for example, for repair and maintenance for the benefit of tenants.

Travel Insurance:
Although Thailand has built a modern society with good hospital facilities, there is still difference between Thailand and your country on a number of areas.
One cannot expect to be automatically insured when transported by bus, taxi or other vehicles. This also applies to rental of vehicles, including also popular jet skiing, renting on the beach.

We would therefore recommend that you make sure to have adequate travel and medical insurance for all members of one's tour.

Thailand is a relatively safe and peaceful place and there is not much crime. Nevertheless, we can not accept any responsibility for loss of or damage to guests' property during their stay in our holiday home. One can possibly use the safe boxes we have installed.

The tenant must ensure that children are supervised at all times in the house and in and around the pool.

We advise tenants to pay special attention to the following: the swimming pool and the area around the swimming pool, parking area, stairs and balcony. The floors in and around the house is of stone and tiles, all of which can be slippery, especially if they become wet.

Diving in the pool is under your own responsibility, just as there are recommended not to run around the pool.

Our responsibility:

We attach great importance to the health and safety and have done our best to secure house and surroundings are safe.

By accepting the rental terms, accepts tenant and members of the travel company also, that owners of rental properties at no time or under any circumstances can be held responsible for events that may affect a member of the travel company's wellbeing including injury, illness, death, loss or damage to personal property however caused, arising in or near the house, the surrounding area and swimming pool.

Owners of rental properties do not assume any responsibility for the circumstances that caused the tenant's own actions or third party interference.

Owners of rental properties do not assume any responsibility if the rental agreement is affected by Force Majeure. If we have to change or cancel a lease as a result of Force Majeure, which includes but is not limited to war or imminent war, riots and civil unrest, disruptions in supply of electricity, water, etc., terrorist activity, natural disasters, fire , flood, weather, transportation problems or other events beyond our control.

If we before the tenant's arrival at the holiday home are forced to make changes, we will do our outmost to inform the tenant, but is in no way obliged to do so and in no way obliged to provide compensation in this regard.

In the unlikely event that we cannot offer the holiday home by the tenant's arrival at home, we will offer an alternative accommodation within the same price level without additional cost to the tenant.

Complaints and disputes:
In the unlikely event that one guest who has complaints or problems, please also contact us directly and immediately.

The rental agreement is concluded on the basis of these lease terms. Any dispute is subject to Thai law and both parties acknowledge, at any time to follow the decisions of the Thai judiciary.
§ Rates include 7% government tax, final cleaning.
§ Prices do not include consumption of electricity and water.
§ Maximum stay of 8 persons in the house at Black Mountain, 6 persons in 3-room apartment in SeaRidge and 4 persons in the Penthouse at SeaRidge, unless otherwise agreed.
§ Check-in is on Saturdays between pm. 2:00 and 6:00 unless otherwise agreed.
§ Check-out is on Saturdays no later than am. 10:00 unless otherwise agreed.
§ Deposit paid to the tenant after departure, when the reading of electricity and water and review of the house is finished.
§ Deposit will be  transferred directly to the tenant's bank account via Internet Banking.
